The client needed to rapidly transform a 20,000 sq. ft. shell space into a premium, tech-ready co-working facility to cater to IT professionals and startups. The primary challenge was ensuring zero downtime for power and data for 400 concurrent users while creating a flexible, aesthetically pleasing environment that could adapt to future tenant reconfigurations—all within an aggressive timeline.

Phase 1: Precision Planning & Design

Quxiy Software required a high-performance technical workspace for 420 developers, with a critical need for advanced cooling to manage heat loads from continuous server and workstation operation. Unlike the flexible co-working space, this project demanded a permanent, optimized layout with superior air quality and stable power for long development cycles, all while maintaining stringent budgetary control from the initial BOQ stage.
